I’m a broker, not a bank. When a file doesn’t fit one lender’s box, I’m not out of options. I shop it. When it fits everywhere, lenders compete for it. That is how your buyer ends up with the most competitive rate and the widest set of options, and how a deal one bank would decline still closes.
A retail bank has one shelf. If your buyer doesn’t fit what’s on it, the answer is no, and it usually arrives late, after weeks of work you’ve already done.
I work through United Wholesale Mortgage and a range of other wholesale lenders. When a file sits slightly outside one lender’s guidelines, it gets a second look somewhere else instead of a decline. Self-employed income, investment property, new construction, a wrinkle in the credit: those are the files where having somewhere else to go actually matters.
In Florida and Texas I originate through Anchor Mortgage Funding. In Ohio I originate through Loan Factory. Same person, same way of working, and I’ll tell you which entity is on the paperwork before your buyer signs anything.
On speed, the only promise I’ll make is the honest one: fast initial approval via AUS workflow, subject to underwriting on a complete file.
Most lenders ask agents for business. I’d rather send you a closing than ask you for one.
My Florida real estate license is inactive and it stays that way. I don’t list, show, or represent. So when a buyer or a seller comes to me directly, and they do, they go to one of my agent partners. Not to me.
That’s a short list on purpose. It’s also why I ask for fifteen minutes instead of asking for your next pre-approval.
Before mortgages, I spent two decades producing television, including years at HGTV. That’s not trivia. It’s the reason I can make a complicated file make sense to a nervous buyer at nine o’clock at night, which is usually where a deal is saved.
Ask me about compliant co-branded marketing. There are real materials available through UWM for agent partners, and there are real rules about how the costs get shared, which is exactly why it’s a conversation and not a giveaway.
Your clients choose their own lender. Always. Not a commitment to lend. All loans subject to underwriting approval on a complete file.
